Off-Market Prague Apartment Building Sales: Step by Step

An off-market sale does not mean offering your building to two people we know. It is a managed process in which several vetted investors compete for the building without tenants, neighbours or the wider market learning about the sale. Here is how it works, step by step.
1. Preparation and valuation
We gather the documentation, prepare the rent roll and operating figures, and assess the building’s condition and potential. Together with you, we agree a price range and your terms: the minimum price, timing, sale structure and any deal-breakers.
2. Anonymous teaser
A teaser is a short document that excludes the address and any photographs that could identify the building. It gives the location at neighbourhood level, the size, key figures and the type of opportunity. Investors can assess their interest without knowing which building it is.
3. Approved investor list
We prepare a list of suitable investors: private investors, family offices, funds, developers and companies offering direct property purchases. You approve the list. You can exclude anyone, such as a neighbour, a competitor or an investor you do not wish to deal with.
4. NDA and data room
Only investors who sign a non-disclosure agreement receive the address and access to the online data room. We can see who has accessed it and what they have viewed. Viewings are discreet and carefully coordinated.
5. Competitive bidding
Investors submit bids by the same deadline and in the same format: price, funding, conditions and timetable. A second round with a shortlist usually follows. A clear deadline encourages investors to put forward stronger bids.
6. Selection, contracts and handover
We compare bids on both price and certainty of completion, and recommend which investor to proceed with. Confirmatory due diligence is followed by signing the contracts, placing the purchase price in escrow, registering the transfer in the Land Registry and handing over the building. Tenants learn about the sale only at this stage.
How long it takes
From preparation to signing, the process usually takes 8–16 weeks, depending on how ready the documentation is and the complexity of the building. Due diligence by companies offering an immediate purchase takes approximately the same amount of time. The difference is that a managed sale brings several investors into competition for the building.
Frequently asked questions
Could the public find out about the sale?
The risk of a leak cannot be eliminated entirely, but an anonymous teaser, an NDA, an approved investor list and access logs significantly reduce it.
Do you also approach direct property-buying companies?
Yes, with your agreement. Their bids are then assessed alongside the others on the same terms.
What if I am not satisfied with any of the bids?
You do not have to sell. The sale will proceed only on terms you approve.
